We are a fast-growing Property Investment company from California.
The ideal candidate has an idea on how AIRBNB and Real Estate operate.

What we are looking for:
? Ability to reach weekly targets.
? Strong interpersonal skills, ability to convey and relate ideas to others
? Vibrant and energetic attitude, willingness to perform and get things done
? Good English verbal and written communications skills
? Oversee all guest communications (text, email, platform, and phone).
? Building a comprehensive program to increase review scores by actively encouraging reviews from guests who indicated a positive experience, while working to resolve issues for dissatisfied guests to avoid bad reviews or minimize the degree of negativity in the review. This team also publicly responds to all reviews (both positive and negative).
? Prepare all listings to be published on Airbnb.
? Ensure all listings accurately reflect the size, layout, and characteristics of the home.
? Manage the calendar to ensure properties are not unnecessarily blocked, to avoid double bookings, and to ensure payment has been collected from all confirmed reservations.
? Oversee marketing efforts, including efforts to reach past and prospective guests directly and ensuring search engine optimization on Airbnb.
? Work with accounting to ensure all listings have the appropriate taxes applied on all platforms in accordance with local tax requirements.
? Ensuring all fees are accurately listed on the properties (i.e. cleaning fee, pet fee, damage waiver)
? Work with the Revenue Manager to ensure proper pricing of units
? Work with the Marketing Manager to effectively market to past and prospective guests to encourage them to book directly through our website.
? Provide the Director of Operations candid and actionable recommendations about areas for improvement in the markets based on guest reviews and feedback.
? Create a monthly Review Score report that tracks review score performance at the individual home level and aggregates that data for inter-market comparison.
? Work with Airbnb Support to avoid guest refunds that you and other company leadership believes are unwarranted.
? Advocate with Airbnb Support to dispute and/or remove reviews that are unfair or in violation of Airbnb?s review policy and to relist any properties that have been temporarily suspended for low review scores.
? Institute best practices to minimize the chance of credit card fraud for reservations booked directly through our website
? Ensure all issues reported by guests are logged and tracked
? Work closely with operations to ensure current guest issues are resolved in a timely manner
? Track ongoing issues in homes that may impact guest experience
? To oversee remotely all aspects of AIRBNB Management- from planning to implementation including costs, planning, scheduling, supervision, and management of personnel on multiple facilities
? Reviews and approves preliminary schedules, financial projections and cost to complete
? Negotiate with subcontractors to receive competitive prices
? Maintain high standards of work that adhere to original plans and specifications
? Constantly monitor and report on the progress of the project to direct supervisor
Requirements:

? Willing and able to simultaneously alternate between long-term system development and improvement with the inevitable day-to-day firefighting of resolving issues for current guests
? Self-starter requiring minimal supervision
? Proficiency with Microsoft Office Suite, Google products, and other related softwares
? Written and oral fluency in English is essential
? Knowledged of AIRBNB management
? Knowledge of planning and coordinating multiple projects, tricky demands, and competing deadlines with reference to AIRBNB
? Problem-solving skills
? Strong leadership qualities and experience in managing teams

? Evenings and weekend guest communications (text, email, platform, and phone). may be required as job duties demand, those hours will be compensated.
Requirements:
? Advanced English
? Minimum computer requirements. Personal desktop computer or laptop that meets the following requirements: Processor: minimum 2GHz (newer generation), minimum 4 GB of RAM memory (optimum 8 GB so that in order to avoid delays), Ideally SSD hard drive, camera and mic, Higher speed internet, minimum 10MB/s of download.
Entry-level Salary range: $550-$700 USD monthly with the opportunity to get higher after the first 3 months.
